### Rental Terms & Conditions
1. **One-Month Stay**
- Tk. 50,000 upfront (covers rent + deposit).
- Tk. 20,000 refundable upon leaving, unless damages or missing items are found.
Serious cases may incur extra fines.
2. **Stay Longer Than One Month**
- Rent increases by Tk. 1,000 each month until it reaches Tk. 35,000.
- Once Tk. 35,000 is reached, it will remain fixed.
- Tk. 20,000 refundable deposit returned upon leaving, subject to damage/missing
item inspection.
-Payment must be made between within 7 days of every month no more than that.
3. **Service Charge**
- Tk. 3,000 per month starting from the second month (utilities/maintenance).
4. **IPS Usage**
- Do not connect heavy electrical devices (e.g., ovens, heaters, refrigerators) to the
IPS. Damage from misuse will be charged.
5. **Damages & Liability**
- Missing/damaged items after the first month must be compensated at replacement
value.
- Any issues must be reported immediately with proof; depending on the case,
compensation may be waived.
6. **Legal Compliance**
- Tenants must follow these terms. Failure to comply may result in legal action under
Bangladeshi tenancy law.
